A LTV under 50% means lender options are aplenty, and rates are generally far more attractive than for higher LTVs. A LTV under 65% means plenty of lenders offering rates that are generally far more attractive than for higher LTVs. If your situation is complex or you’ve had recent adverse credit, there’s a better chance of being approved with this level of equity than at higher LTVs – your advisor will run through all the possibilities with you.

A LTV under 75% means there are numerous lenders with more attractive rates than for higher LTVs. If you have a complex situation or had credit issues, a LTV of 75% can still give you various lending options – your advisor will run through all the possibilities with you.

At a LTV under 85% there’s a number of lenders offering great rates. Equity of 15% is often the minimum requirement for a lot of specialist lenders, so you should have more options than for 10% or 5% – your advisor will run through all the possibilities with you.

At a LTV under 90% there’s still lenders offering attractive rates. If you have a complex situation or have had recent adverse credit, you may need 15% or more deposit, depending on your specific scenario – your advisor will run through all the possibilities with you.

With a LTV of 90-95% there may be several lenders available, however rates can be higher than at lower LTVs. If your situation is complex or you’ve had credit issues you may still be approved, but you may need more equity – your advisor will run through all the possibilities with you.

Do you have more deposit? There may be more lenders available if so. Typically, most borrowers need at least 5% (unless buying a right to buy or shared ownership property, where 0% is possible). This can come from savings, a gift, or with some lenders even a personal loan if affordable – your advisor will run through all the possibilities with you.
