Initial Consultation
A free consultation to fully understand your situation, answer your questions, and provide clarity on your next steps. -
Agreement in Principle
Often required to view properties, make an offer, or have an offer accepted. At this stage, we will be able to provide an exact fee and the amount due to receive your Agreement in Principle. -
Full Mortgage Application
Our team supports your application, from start to finish, ensuring we have all the necessary documents to secure your mortgage offer. At this stage, we will also discuss insurance and conveyancing.
Understanding your situation
Getting the right advisor with experience in your specific situation is essential to securing the right mortgage. That is why we will never charge for your consultation with an advisor.
They will answer your questions, assess your situation, and take the necessary steps to source the best deal for you based on eligibility, affordability, and costs.
Getting an agreement in principle
Your expert will only submit an agreement in principle once they’ve found the best deal you’re eligible for. That’s when they can share the exact fee. This way, you have the certainty and lender certificate to prove that you can confidently make an offer and have it accepted.
Our fair fee policy
Now that your expert understands your situation and is ready to submit your agreement in principle, they will know the fee for their service. This fee is collected in two parts: a portion for the agreement in principle and the remainder when the full formal mortgage offer is received.
Any fee you pay is refundable if your mortgage is not accepted, provided all the information you’ve given your advisor has been accurately disclosed. If you decide to pull out of the mortgage, we will typically not refund fees as the work will have been completed and our value provided.

Our free service applies to some straightforward mortgage cases, which we will always confirm before you go ahead. We handle the heavy lifting for you and also show you additional ways to save money!
Standard

If your case is slightly more complex, we may still be able to secure a deal with a high street lender. However, without the support of an advisor on your case, we feel that your application may be declined. Examples include adding or removing applicants and self-employed mortgages.
Complex from
£999
For mortgages where you have more complex needs, whether that is one significant red flag for lenders or multiple smaller factors that make you appear high risk. Examples include more severe credit issues, and non-standard construction properties.
What makes it fair
We charge our fee based on solely on the complexity of your situation and is directly related to the amount of work an expert needs to do in order to secure you a deal.
What’s more, if your mortgage is not accepted, we will refund the fee – provided all the information you gave your advisor was accurate and complete. However, if you choose to withdraw from the mortgage, fees are typically non-refundable since the work will already have been carried out and our service delivered.
Whether you’re buying your first property or moving home there are so many costs that come with it. It’s why where we can we will always aim to offer you our fee free service.
It’s important to remember that just because you can go it alone with a high street lender, doesn’t mean you should. We can take on the strain of a mortgage application free of charge, making sure you’ve searched all lenders for the best deal for your situation.

Whether you’ll pay a fee or not will depend on how simple or complex your case is and how much work is needed. If there is a fee, our brokers will tell you the amount and timing upfront and explain what it covers.
