Each paragraph of these Terms and Conditions operates separately. If any part is found to be unlawful or unenforceable by a court or relevant authority, the remaining provisions will continue in full force and effect.
OMA® Service Guarantee Terms and Conditions
General
We have 3x guarantees within our service guarantee
- The OMA® Approval Guarantee
- The OMA® Deal Beater Guarantee
- The OMA® Same-Day Guarantee
Customers are only entitled to claim against each guarantee once, and the claim must be registered according to the specific conditions and caveats as outlined below. Online Mortgage Advisor reserves the right to decline a claim if any of the conditions have not been met or can’t be evidenced by the customer.
The OMA® Approval Guarantee Terms & Conditions
The guarantee states that we will pay £100 to customers declined or told no by us, who go on to get the same mortgage requested, elsewhere, subject to the following:
- Enquiry must be made through the Online Mortgage Advisor website through an online form.
- The initial application with a 3rd party must not have started before being declined by an advisor matched by Online Mortgage Advisor.
- Must have proof of a full mortgage offer from a 3rd party.
- Full mortgage offer must have been made by a 3rd party within 2 weeks of being declined by an advisor matched by Online Mortgage Advisor.
- Only valid on cases declined by an advisor matched by Online Mortgage Advisor where decline happened within 4 weeks of initial enquiry creation date.
- Not being matched to an advisor or no contact from an advisor does not constitute an offer being declined.
- The mortgage, including the applicants, type and amount, must be the same as that which was applied for through our service (i.e. if the customer gets approved on a much lower LTV or smaller mortgage, when this was not an option previously).
- Only one claim per case (so any joint applicants or associated multiple enquiries are linked and limited to one claim in total).

The OMA® Deal Beater Guarantee Terms & Conditions
The guarantee states that we will pay £100 to customers who have been formally offered a better deal with another lender through a different broker, subject to the following:
- Enquiry must be made through the Online Mortgage Advisor website through an online form.
- The initial application with a 3rd party must not have started before the mortgage application date, made by an advisor through our service.
- A rate must have been formally offered with a lender through our service (i.e. if we have quoted but you have not applied, you are not eligible for this guarantee).
- The mortgage, including the applicants, type and amount, must be the same as that which was applied for through our service (i.e. if the customer gets approved on a much lower LTV or smaller mortgage, when this was not an option previously).
- Must have proof of a full mortgage offer from a 3rd party, and this must have been made by a 3rd party within 2 weeks of the offer you have received through us.
- A better “deal” as per the recommendation we made following our conversation with you. Define as:
- an objectionably better mortgage, based on the preferences you declared (i.e. if you wanted the lowest monthly payment (despite higher fees), or the best overall cost for the initial term (i.e 2 years fixed rate) including interest and fees), also factoring in preference for speed and service.
- must be like-for-like (i.e. if we presented a 2-year deal as agreed, and you compare this to a 5 year deal).
- Only valid on cases where the offer we have obtained happened within 8 weeks of initial enquiry creation date.
- Only one claim per case (so any joint applicants or associated multiple enquiries are linked and limited to one claim in total).
Online Mortgage Advisor reserves the right to decline a claim if any of the above conditions have not been met or can’t be evidenced by the customer.

The OMA® Same-Day Guarantee
The guarantee states that we will pay £100 to customers who have requested an express service and the need for a 24-hour approval, and the agreement in principle took longer than 24 hours, subject to the following:
- Enquiry must have been made through the Online Mortgage Advisor website through an online form, explicitly via the “express mortgage service” option (enquiring through any other service, form, or method contact means you cannot register a claim).
- The 24 hours starts once you have had a conversation with one of our experts, they have confirmed we can help, and they everything from you required to make the initial application for the agreement in principle (AIP) – this includes fact find information as well as any necessary documentation.
- If the best lender for the best deal is experiencing delays, or does not offer an automated decision and manual processing, which often takes longer, we will still apply to them as this is in your best interests, unless you request otherwise. In this instance, if it takes longer than the allotted 24 hours, you are not eligible to register a claim. If, however, you are declined by that lender, you can claim. We would then seek to find you another mortgage regardless, and if this is not possible, you may also be able to claim on the Approval Guarantee (if you then get approved elsewhere, subject to T&Cs).
- Claims must be registered within 2 weeks of the original enquiry date.
- Only one claim per case (so any joint applicants or associated multiple enquiries are linked and limited to one claim in total).
Online Mortgage Advisor reserves the right to decline a claim if any of the above conditions have not been met or can’t be evidenced by the customer.
